Enflasyon bekleyişleri, faiz hadleri ve mesken talebi

Abstract

Bu makale enflasyon bekleyişleri, reel ve nominal faiz hadleri ve mesken talebi arasındaki münasebet hakkında genel bir teorik bakış açısı vermektedir. Bu münasebet faiz hadleri yoluyla kurulmaktadır. Bir görüş, mesken talebinin nominal faiz haddinin; bir diğer görüş de reel haddin bir fonksiyonu olduğunu iddia etmektedir. Üçüncü bir görüşe göre, gerçek, bu ikisi arasındadır. Ampirik sonuçlar da bu sonuncusunu desteklemektedir. Genel olarak enflasyondaki artışlar mesken talebini azaltmaktadır. Bunun tek istisnası, büyük miktarlarda mesken tüketen ve yüksek nispetlerde vergi ödeyen hane halklarıdır.

This paper presents a general theoritical point of view about the relationship between inflation expectations, real and nominal in te rest rates and the demand for housing. This relationship is set through the interest rates. One view suggests that the demand for housing is function of the nominal in te rest rate, while anather view suggests that it is function of the real rate. According to a third view, the truth lies somewhere between these two extremes. Empricial results supports last one. In general, increases in the expected inflation decrease the demand for housing. Only exception is the households who consume relatively large quantities of housing and who face rekitively high tax rates.
